The west end of San Bernardino County is where the Inland Empire builds houses by the thousand. Ontario Ranch and the north Fontana tracts are among the largest new home areas in Southern California, and every one of those houses gets a 13D sprinkler system from the builder. Rancho Cucamonga adds foothill lots pushed up against the San Gabriel Mountains, where fire hazard mapping brings access and water questions into the same plan review.
That volume creates two markets. The first is the installed base: houses from the 2010s and 2020s with sprinklers nobody has looked at since final, now old enough for painted heads, attic drips, bumped risers and buyers who ask for a report. My Ontario Ranch house is two years old. Do I need to do anything?
Keep paint and storage off the heads, know where the control valve is, and look at the gauges once in a while. A professional inspection is not urgent on a new house, but it is worth having before you sell or after any remodel.
I am adding an ADU behind a 1970s house in Upland. Sprinklers?
State law says an ADU shall not be required to have sprinklers if they are not required for the primary residence, and the ADU cannot trigger sprinklers in the existing house. A 1970s unsprinklered house usually means no sprinklers in the ADU. The city confirms at plan check.
My lot is in the foothills above Rancho Cucamonga. What changes?
The indoor system is the same 13D design. The plan review adds fire access and water supply questions because of the hazard mapping, and some owners there also look at exterior wildfire sprinklers, which are a separate system.
What does a system cost here?
Installer quotes we have seen in Maryland run about $1.35 to $1.60 per sprinklered square foot new and $2 to $7 retrofit. California labor runs higher. Treat the range as orientation and get a written quote from a licensed installer.
