Sprinkler retrofits and ADU rules in Rancho Cucamonga, Fontana and Ontario
Older lots in Upland, Montclair, central Ontario and Fontana are ADU country now, and state law sets the sprinkler rule for all of them. Government Code section 66314: an ADU shall not be required to provide fire sprinklers if they are not required for the primary residence, and building an ADU shall not trigger sprinklers in the existing primary dwelling. Older unsprinklered house, detached ADU, generally no sprinklers. Sprinklered house, the ADU usually follows.
Remodels and additions are decided by each city and by the county, and the triggers differ. We do not print a threshold we cannot cite. Ask the building department for your lot and get it in writing.
When a retrofit happens, access decides the cost. A gut remodel with open ceilings is the moment to do it. A finished house costs more per square foot because the installer is fishing pipe through a tight attic.

Usually yes, because the converted space becomes living area on a house that requires sprinklers. The installer extends the system and files the change with the city.
Does a room addition trigger sprinklers for the whole house?
That depends on the city’s addition rule, which we will not guess. Ask the building department in writing before you design.
What does a retrofit cost?
Installer quotes we have seen in Maryland run about $2 to $7 per square foot depending on access. California runs higher. A licensed installer walks the house and gives you a number.
