Sprinkler retrofits and ADU rules in the High Desert
Big desert lots invite ADUs, and state law answers the sprinkler question the same way everywhere. Government Code section 66314: an ADU shall not be required to provide fire sprinklers if they are not required for the primary residence, and construction of an ADU shall not trigger sprinklers in the existing primary dwelling. Older unsprinklered house, detached ADU, generally no sprinklers. Post 2011 sprinklered house, the ADU usually gets them.
Additions and remodels are decided by the city or the county, each with its own trigger, and we do not print a threshold we cannot cite. Ask the building department for your lot and get it in writing.
A High Desert retrofit carries the freeze design question along with the access question. Open ceilings during a remodel are the cheap moment. A finished house with an unheated attic is the expensive one, and the installer has to keep the new pipe out of the cold.

My ADU will be on the well with the house. Does the tank need to grow?
Maybe. If the ADU gets sprinklers, the calculation is rerun for the new demand and the tank and pump are checked against it. Sometimes the existing setup covers it, sometimes not.
Do I need sprinklers to convert my garage into an ADU?
Only if they are required for the primary residence. If the house is sprinklered, expect the converted space to join the system. If not, the state exemption generally applies. The city or county confirms at plan check.
What does a retrofit cost?
