New home fire sprinkler installation in the High Desert
A new house in the High Desert needs a sprinkler system before final, same as anywhere in California since 2011. If a tract builder is putting it up, it is in the price. If you are building custom on acreage in Oak Hills or Lucerne Valley, you hire the fire protection contractor yourself and the desert sets the design.
Two things drive it. Freeze: pipe stays in conditioned space where possible, gets insulated where it cannot, and the installer chooses antifreeze or dry heads for exposed runs where the authority allows. Water: a well lot gets a tank and pump from the hydraulic calculation, and the plan checker reviews the supply along with the layout. Plans go to San Bernardino County Fire Community Safety for unincorporated land or the city fire authority inside a city.
Talk to the sprinkler contractor before the plans are stamped. Where the tank sits, where the riser goes, and which ceilings are unheated are cheap decisions on paper.

Can the tank sit outside?
It can, with freeze and sun considered. Many rural installs put the tank in a garage or a shaded enclosure. The installer will have an opinion for your lot.
What happens to the pump in a power outage?
The design has to answer that, and the plan checker will ask. Options range from a generator circuit to a pressurized tank arrangement. Ask the installer which they propose and why.
Does a manufactured home on my lot need sprinklers?
Manufactured housing has its own state rules and is not the same as a site built house. Ask the installer and the county before assuming either way.
